Columbia MO Commercial Water Rates: October 2026 Bill Checks

Direct answer

Columbia’s inside-city commercial water schedule, effective October 1, 2026, prices usage against a January–March winter average. The three rates are $2.53, $6.96 and $11.22 per CCF. Confirm the account class and baseline before calculating usage charges; meter, fire-flow and other charges remain separate. This guide does not establish new sewer rates.

Columbia’s inside-city commercial water rates use a winter-average baseline. Check the October schedule, three usage tiers and separate fixed charges.

Begin with the operative water schedule

Columbia’s October City Source notice directs customers to the utility-rate changes and account calculator. The current rate page supplies the inside-city water table used here. This article is an October bill-review guide, not a claim that the Council adopted these rates today.

Collect one current bill and the account’s winter-average record before comparing properties. A restaurant and an office with equal monthly use can have different exposure if their baselines differ. A street address alone does not establish the utility or service boundary.

Confirm the printed commercial classification

The ordinary commercial class uses no more than 500 CCF per month on average during October–May; larger accounts have a separately labeled class. Multifamily and shared-meter arrangements require a classification check.

Ask the utility to confirm an unexpected code rather than choosing the cheapest-looking table. Record service dates, meter size, usage units and the winter-average value alongside the statement so the calculation can be repeated.

Keep sewer and other services outside this comparison

The City’s FY2027 overview still describes a later sewer vote. It does not settle the current commercial sewer schedule. This water-only calculation makes no inference about a new sewer rate, its adoption or its billing quantity.

Reconcile sewer, stormwater, taxes and other services on their own terms. A lower water-usage line does not prove that every other line will fall. Request the applicable schedule for any charge that cannot be reproduced from the bill.

Hypothetical water-only comparison

At a 100-CCF baseline, 250 to 200 CCF changes the usage charge by $561

Assume one eligible inside-city commercial account, a fixed WAC of 100 CCF and an unchanged schedule and classification. Compare one monthly period at 250 CCF with the same period at 200 CCF—a hypothetical 20% usage reduction.

At a 100-CCF baseline, 250 to 200 CCF changes the usage charge by $561
Water usage slice250 CCF200 CCF
First 100 CCF$253.00$253.00
Next 100 CCF$696.00$696.00
Above 200 CCF$561.00$0.00
Water usage total$1,510.00$949.00

Calculation: 100 × $2.53 + 100 × $6.96 + 50 × $11.22 = $1,510; removing the final 50 CCF gives $949. The $561 difference is a same-baseline scenario, not a measured result or guaranteed saving. Meter/base, fire-flow, backflow, sewer, stormwater, tax and other charges are excluded. A changed future winter average requires a new calculation.

Decision checklist

What to check first on the statement

  1. 1Confirm City of Columbia service, inside-city treatment and the printed account class.
  2. 2Get the winter-average value and usage units; do not substitute another property’s baseline.
  3. 3Rebuild each water block, then reconcile fixed and other utility charges separately.
  4. 4Investigate unexplained consumption before assuming a tariff error or attributing savings to equipment.

Scope boundary

Where Smart Valve realistically fits

Once the bill model is understood, review leaks, operating patterns and technically addressable water use. Smart Valve suitability depends on the site and installation conditions; the scenario does not show that a particular property can achieve a 20% reduction.

Smart Valve does not alter the utility’s tariff, account class or fixed charges. Evaluate any proposed intervention against comparable measured usage and bills, with operating changes recorded.
